The hard money lender went on and on about buying properties at auctions, REOs and short sales and then dealing with low appraisal values, fighting banks trying to get their buyers loans funded and all these other problems.The REO King had just as long of a story.

I did save money because I didn't overpay for the property, but now I'm out time for the search and I'm still sitting on a ton of cash to deploy earning zero in the bank.I'd like to see an incentive system where the buying agent has more incentive to fight for better pricing for their clients.

I am willing to look outside my area and am determined to make this happen.I currently work in the plastics industry and make a very decent living but have realized during the past few years that i need to continue to move forward for my kids and our family.It took a lot of courage to finally introduce myself but i know that these forums can open multiple opportunities and i will fight through all my personal hang ups to make this happen.

I did this in CA circa 1976  got my brokers in 1978 so I could sell away and be truly independent you could also fight to get MLS without being a member of NAR but you had to threaten to sue at least in CA.. someone actually did and there is case law on it.but in reality its just the cost of doing business I don't know many other business's were the fixed over head is so low and the income is unlimited.

The other issue is what happens when the bank does a drop bid.. does the amount to redeem equal the drop bid or can the bank then go back to what's actually owed.. there was fights in the courts going on about that issue. however I think its safe to say if you have a clean deal with only the first loan on the property it has equity.. then those are rights to go after.In our market you secure the rights by simply having the owner of record either before or after sale pre sunset of redemption rights .. give you a Deed to the property transferring title.

Has anyone ever had a borrower fight a foreclosure and file an appeal with the state district court of appeals.Currently have a case which is going down that path, curious if anyone has ever been down this road before and could answer how long it took, and how it went.
