It wouldn't be crazy to agree to pay more than the appraised value, but that methodology can be taken to an extreme (and often is with turnkey companies dealing with OOS investors) because . . . they know they can?

I have purchased vacant home insurance before when not flipping but when getting ready for tenants, and it's generally extremely expensive, I had one policy that was about $300 a month for a SFH (we only carried it for 6 weeks and then switched to landlord.)

Hi Experts,After couple of years with my management company in Cincinnati, i'm thinking to change it.My biggest disappointment from the current company is that fixes and maintenance are very expensive and too frequent (also reoccurring issues).I have properties (all multifamily) in those areas:Avondale area (McGregor) and price hill (Rutledge).Would be great if anyone familiar and can recommend on good and honest company handling those areas.Thank you very much,Ori

If you are expecting an agent to pick out specific properties for you and not just send all properties that meet your parameters you are likely to be disappointed, while it would be great if they did that, most agents won't and even if they would it would probably be better to wait until you are closer to ask.
