I also have an extensive sphere of influence with all of my longtime customers, acquaintances, etc, so I will be exploring the more traditional home buyer/seller through those connections and organic marketing as well. 

Its listed as a SFH and is considered one by the county but has a 2 story duplex in the back that needs some extensive repairs from water damage but the actual house is in decent shape.

Has anyone else experienced this or does anyone have knowledge of what happened with mortgage rates yesterday?

Ditto on reaching out to Matt, he works in the city and has an intimate knowledge base. 

Florida has one of the most thriving private flood markets however the private flood policies are rather new and untested so again I would recommend working with a knowledgable expert.
