As soon as possible or when the original leases expire, if they are to remain - I would require all tenants to sign my lease, at the same time acknowledging that doing so replaces any prior lease making it now null and void beyond today.

I do this verbally as to not waste a bunch of time.Also go after expired listings that have been for sale for a while especially vacant houses and make an offer where you need to be.
