I guess what I am looking for in terms of a book is something that will walk me through real estate vocabulary (cashflow, equity (how agents speak), etc....

The idea is to create cashlow and wealth through equity and appreciation so the plan we can build few units , sell them and split profit 50/50, while I am the boots on the ground overseeing the process of building from start to finish, meanwhile the partner brings 100% of funding.

Both as primary residence in down market. Resided until 2018 and have rented since.

Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio.

It sounds like you may have already done that, and with rental income included you should be in a good position.

I have about 60K in equity, minimal cash on hand, 3.5% intrest on the current house, and live in Tulsa OK area.
