Yep, you are right, most agents don't understand construction, equity profits, wholesaling or the other 50 creative ways to make money in the wholesale market.If they were educated on the many concepts of making profits in real estate, they'd be investors.

Honestly, I have just started to educate myself on the real estate investing and this whole time I was thinking the only way to invest in real estate is either all cash or conventional mortgage till I started reading blogs here and took the free mini course.

I've spent the past several months getting my basic REI education, devouring dozens of books, reading countless articles (most of BP), and watching hours of videos.  

No one will probably call you out on it, but it is something to be aware of...iif anyone sniffs out and is educated in tenant law they could sue you.

So, I'd definitely recommend perusing through both areas when you get the chance (although you may want to stay away from the the 'LLC vs no LLC' discussion from earlier today, it went from educated discussion to war zone fairly quickly). 

It has not been an overwhelmingly positive experience, but it has definitely been educational.
