I've had luck working in the inner ring southern neighborhoods (Mt Wash, Brookline, Dormont, Castle Shannon, Beechview, Baldwin)I own many in Mt Washington and it has been easy to find tenants, but they are young so there is a lot of turnover... starting to look a little further out as I have come to realize that in more "suburban" areas you get older people who are decent tenants and hang for a while.My Mt Wash properties turn every 1-2 years... bought a duplex in Dormont 4 years ago and have had one turn in 4 years ...

As for 15 vs 20, I was told that the interest rate between 30 and 20 year loans are not vastly different, but 15 vs 30 does make a difference.I am planning on buying another property as a rental and will likely take a 30 year mortgage to make sure I can at least break even for a couple of years if I rent it out.It's good to hear everyone's thoughts and rationales and then decide what rings true for you.
