@Korie Apgar, normally the problem with the blanket mortgages is when you want to sell one of the properties ... double check with the lender if it is possible or not.

Texas has doubled it's population in the past 40 years.  90% of all that growth is within 50 miles of I-35.  

For you first few deals I'd recommend you use the assignment method it is very simple and there is an assignment clause in standard forms once you get good you can start using the double close method.

People being wrongly charged, faulty meters, people being double charged, etc.

Most likely it won't be assignable, but you can double close on it.
