Here we have a very tight market so it's in the low single digits (4-5%) which is very good.

You can host your own version cheaply on a server like dreamhost, wp-engine or digital ocean.

For example, should I structure my business along the lines of a legal entity in the LLC and underneath that I have another business for the internet marketing presence to help raise capital and show fund managers that I'm serious. 

It's worth it at the point to get a legitimate agency to develop a site & full scale digital marketing plan based on that online presence.

The only thing here, is that Lake Merritt has already gone through the crazy double digit appreciate phase, so upside potential is perhaps a bit more capped, although more stable than fruitvale in the event of near term adjustment.

I will need to balance my own desire for the technology with that practical side of the law of unintended consequences and putting a tenant through a significant impact to their living space and hiccups that could arise in what seems to still be a steep learning/adoption curve for the energy providers/contractors/local municipalities/and me :)Are there examples of people here in Denver that have made the switch to a heat pump for heating and cooling and if so how have they heated on the colder days such like the recent low single digit to -20 F span we've been through? 

I know it is a distressed town after the collapse of the steel industry, but I also know that Uber and CMU both have recently developed a presence there and the former Almono steel plant site is ripe for development.
