Ideally someone who is not afraid to write offers and who is an investor themselves.

Finding a solid flip is a great way to build the capital stack, but it is really a perfect time to develop a solid rental portfolio in Houston.  

It doesn't take long to develop the website but it takes times, months, for these to start bringing in real numbers of people.

Ideally you want to get to the point with your buy and hold operation where you have enough surplus cash flow coming in each month where you can cover a line of credit for your properties.

This is very much a general start, but you can develop a metric to compare your city to those around you.  

I'm approaching this whole project as a big learning opportunity, to develop a skill-set I can use for future projects.I have a lot of fun plans for the garage of this property, which is huge, insulated, and has a bonus room, as well as a good structure for a garage-top deck. 

I'd ideally like to identify some prospects for the space prior to executing the deal. 

Split the parcel in 3 separate lots and develop them from scratch.

Not ideal situation but at least you would get something out of it.
