As far as the "snow belt" is concerned 60% of the population lives in states and areas that have snow seasons, so in my opinion, to avoid investing in any area that gets snow would greatly reduce opportunities for cash flow, not to mention many people who want to invest never would be able to afford investing in places that are always warm and sunny, so they would never be able to get started.
