Plenty of demand for rentals in Prospect Park with Boeing and the airport nearby, as well as regional rail access into Philly

I'd much rather own property in a town that doesn't need to sell itself off :)Seems to me the buyer will need deep pockets to do the historic renovations the town seems to be indicating they want.  700 people is a tiny market, it's hard to imagine there's enough demand to revitalize that downtown

Yes is def true that Phoenix area is huge so demand is very strong

But at the same time, if the working from home trend continues, the suburban and rural housing markets may not be able to meet demand as people flee crowded cities to a more comfortable work environment.

I think everyplace that is a true vacation destination is seeing a huge uptick in demand since things started opening back up.I agree that Vrbo and Airbnb should be the only platforms you need to keep a full calendar. 

Preferably a beach community from San Diego up to Santa Monica, Orange County most preferred I think just because I could at least drive by it when the anxiety demands it.

The financing is much worse for 5+ units and can actually decrease price/demand. 

On the other hand, the demand for higher end condos close to downtown has cooled a bit. 

You are correct it is a supply and demand issue.

We have seen strong demand from both Airbnb and long term renters.
