Before finding BiggerPockets I purchased the attached property and while I may have made a different decision after finding all of this information, I did make the purchase (via 1031) last summer and I'm generally not inclined to sell and incur the cost/trigger deferred tax on the property if I exit now.

You should check with a title attorney to be sure as laws are always subject to change, however, I believe this first right of refusal only applies to Baltimore City, not the County: Under Code §6-1, before title to any single-family residential rental property is voluntarily transferred, the tenant of that property shall have the opportunity to purchase the property on terms considered reasonable in the residential real estate market.I would advise him to give the tenants notice, move them out, take care of deferred maintenance, paint/carpet and sell the properties vacant.

However, we just got the inspection results and the mold results came positive with High to moderate levels of SMUTS, PERICONIA, MYXOMYCETES - MODERATE TO HIGH LEVELS OF "OTHER" SPORE TYPES PRESENT INDOORS.The sellers are willing to work with us but we are afraid that even with the mitigation this will affect our re-sell value or potential lawsuit if we want to rent the basement and the mold re-grow.Please advise, should we get out of the contract and keep looking we are worry and frustrated at the same time.Thanks!
