Additionally they have integrated guest insurance with every booking (up to $3k in damages) which I have used a few times, and $1M in liability on top of my own coverage (which I hope I never have to use).  

Always expect the worst to happen with your tenants, they can be good people but still cause major damage to your property.

Tenant also stated that I could not ask her to leave without having cause.  

I know from experience that tenants can do so much damage to the property with out you knowing.

This would allow you to jump a lot of the hurdles that stop folks without the SSN... 30k is enough to do some damage, especially if you find a partner to pool money with.

The management of all POH could be wearing on the current owner and/or the zoning of the MHP could be causing an issue.

Meaning, would the W&D be openly exposed in the room causing it to stand out in your rental photos or is it hidden by a closest or something?
