Hi wholesalers - I would love to get a template that you have successfully (and of course legally) used to close wholesale deals in MD.I have a template with assignment clause that I downloaded from real estate skills.com which seems like a great website but I'd love to see one that has been used in practice and has clear clauses about 1)EMD and clear backout periods for seller, wholesaler and buyer that minimizes risk for each while still being a 'defacto' contract 2)assignment clauses.

Should I be contacting expired listings on the MLS, foreclosed listings, distressed sellers etc … Also does anyone have recommendations on how to build relationships with banks, credit unions, investor-friendly title companies, contractors, appraisers etc?

their bookkeeping software leaves a bit to be desired though, i always have trouble connecting my bank accts so i just manually upload the file monthly now. i'll live. i like how simple it is. with RR tenants can pay through the app, they get reminders, you can manually send reminders, they can make partial payments throughout the month, you can pay $5/unit to have their on-time payments reported to the credit bureau to help build their credit, you can do apps and background/credit/eviction report on there.. and yeah in MA there are just so many stipulations around how security deposits can be used i'd rather just not even deal with it.
