I ammessaging here because the Bookstore tech support has been a complete waste of time.After many emails back and forth, numerous times, numerous days and weeks, with supportgiving me the same canned responses, I eventually gave up and asked for them tocancel my account and refund my money and they just ignored me.

This tenant has good credit above 600, good background and everything except income does not exceed rent by three times.

Just spoke to a property owner we met here on BP.Very nice person who's been DIY managing their double-digit doors after being burned by bad PMCs in the past.Wanted weekly in-depth updates, all rents deposited in their bank account - and then they would pay the PMC their fee, and expected the PMC to use their PM software.Pretty much looking for a go'fer person, NOT a PMC.We wished them good luck.

I got audited for my plane and got through it OK  with my log book and I always either flew IFR or with flight following so my destinations are on flight aware tagged to my N  number then just show the deals we bought or the loans I made in the locations I flew to or the bizz associates that I met with.. where i got hammered was on commercial flights.. credit card statements and receipts did not work or were not good enough I need to save the actual boarding pass. 

I use them to market my properties but I collect rent directly via Zelle or Venmo and the $$ is in my account within a couple of days at most.

You'll want to work with your accountant on this. 

Take care of it now.2) If you want him to stay, doing so for free only works if your mother has money set aside to pay for everything (like investments or a large bank account), otherwise it is out of your pocket.

What's your credit score, do you have that funding lined up yet?  

Where I'm at it works almost like Ebay... you bid online, and you have to have 5% deposited into a bidding account.
