I have a couple of friends who have gone all in on RE investing, and seeing their success (as well as listening to my father's - and my wife's - consistent instigations) has prompted me to take a closer look and try to learn more. 

I'm new and hoping g to find others who are interested or if there are some solid performing notes I can invest in with my Roth to begin taking some action.

Let me add a little to this.IF you want to find consistent deals you have to do the marketing yourself.

I'm thinking that maybe the house shifted a bit as part of the move and that there are no real issues with the house.I'm trying to get a contractor to check out the property and let us know if there are any significant issues they can see, but from my understanding, even getting structural engineers to check out the property would require significant time and resources to perform a full evaluation.

I am liquidating all of my under performing properties at the moment and stocking cash.

They aren't.The auction for the property in question is tomorrow so unfortunately, I won't have enough time to perform proper due diligence on this one and will probably pass.

If they are, they will be much more likely to know who the most likely buyers are, which re-trade on a regular basis, which have performed in the past, and which are in exchanges or are otherwise highly motivated.

So if property prices have been consistently rising you can ususally assume the same for your property as long as its not in a lower class neighborhood which tend to not rise in value. 

In addition they will need to perform an appraisal on your property as this will determine the actual amount you can finance.
