The 1031 has to be an actual purchase of real estate.  

I'm assuming down payment requirements will be higher but this wouldn't be an issue for me as I would be coming over with enough cash even if it's 30% or so.

Once you know the neighborhoods you want to own in you will be an expert and anything that comes online that is a good deal you will know it is and can jump on it. 

Another lender has said that Airbnb qualifies as a management company and because of that the property would have to be an investment property.

If you don’t plan on refinancing in the future, then the LLC won’t be an issue with getting a loan.The added protection is really the only value you get out of this.

Carl, being an active licensed agent requires you belong to the local board and shell out the $500+ and MLS fees.You’re only other option is to go into referral with minimal fees, but you would not be an actively licensed agent.

I am looking for any other mil folks stationed out in the KMC area who invest like this to grab a cup of coffee with, and look forward to figuring out how to invest while abroad!
