If it's your property, tell them to either remove it or clean it off.

It's being cleaned up, fixed up with new floors, painted walls etc(I have a other thread on it). 

Do you think you'll be doing the cleaning, painting, lawn mowing,, or are you planning on someone else..I managed 3 properties 1 br units, total of 15 apartments and had full time job, 2 kids at home, but help from my brother, and knew when to hire help to paint and turn units,, I could leave my job at the drop of a hat so any emergency stuff wasn't a problem for me, and buildings were in decent location so I wasn't more that 15 to 20 min away. 

paint, carpet, clean up etc, so lets say $5k.  

The tenants can clean up their act prior to close or the seller can evict them (though it might take 2 or 3 months) or work through code enforcement (slight danger but better than the current circumstance) to effect the change.  

However, it might be nice to wipe your hands clean of this property, move on, and cash a big check.Id recommend getting a 2nd or 3rd opinion on the foundation work, as contractor bids can vary significantlyIf you want some help analyzing the deal, feel free to shoot me a direct message, Im more than willing to help out.

Last month he moved, the unit was in really great shape, just repaint a few walls and cleaned out.

Clean them up and focus the rest of ur attention and monies on the rest of the kitchen.
