The threat of large losses arising from liability has alot to do about your area, the court system and the prevailing political and social environment.

When I see a house that is looking sad, I will research owners, try to find them through social media to contact them, and if all else fails mail a letter.  

Don't get me wrong, i'll keep trying, but i do not want to pin everything on it.I am not the greatest peoples person;Don't get me wrong, i'm not an anti-social weirdo but when it comes to things like cold-calling and door to door salesmanship, the ideas TERRIFY ME.

I would have thought SmartMove as an arm of TransUnion would have caught this, but was just informed by their customer service that they only do a check based on name and where previously lived, NOT by social security number.

From what I've read in my short time on this social network and in Mark's book it looks like I've come to the right place. 

One charges $42 for all checks but has everything "in house" (ability to post online listings on social media sites, craigslist, etc. with an 'Apply Now' button, send e-application, screen request, digital lease, create and send additional documents (add'tl $15), collect rent).

Also you will notice that the social climates between the two areas might be quite different.

@Joe Fairless I own in Rochester NY and there is some great cash-flow there, they are both very liberal with their Department of Social Service, yet pretty landlord friendly when it comes to evictions.

I recently began discussing business with a friend I've seen consistently for about a year in a social setting.
