I'm not necessarily one for "timing the market" but at the same time I'm not in a huge rush and wondering if I should tough it out for another 3-6 months.Today I looked at a potential property, it's a short sale, was purchased in 2007 for $275,000, currently asking $240,000.A couple weeks ago I put in an offer (they barely countered, basically said nope.) on a 2br/1ba with no central air but plenty of room to make it a 3br/3ba (and a parking pad!)

But mortgage rates spent much of 2018 on a steady climb before dipping slightly in December, which shows the central bank’s actions aren’t predictive.I would still reinforce that "timing" the rate is less important than "what benefits me now".

Hi Experts,I am filing an insurance claim on a roof on one of my rentals in central texas. it is a 15 year old 3-tab shingle roof with a bunch of wind and hail damage.the insurance will pay for the roofing job, but the roofer mentioned to me that he can put architectural shingles on the roof instead of 3-tab for just 500$ extra which the insurance will obviously not cover.from some research , I see that architectural shingles have a longer life span and more wind resistant which will perhaps save me money in the long run, however , I am not sure it's worth it as roofs are replaced due to hail damage pretty frequently in this area (once in 12-15 years) which is well within the 3-tab shingle life span.I'd love to hear some advice from some people with experience in the field, as well as any roofers or contractors that know a thing or two about roofing and hail damage in central Texas.thanks!

An informal rule of thumb I've found is that if two months rent is greater than property tax and insurance combined, the numbers usually work well.A couple random expenses I've had from my two properties since April (after tenant moved in):Central air issue, broken screen on screen door, lack of hot water in shower, clogged drain from toiletLet me know if you have any other questions.
