Sometimes I tend to get carried away trying to creat a wow factor when I'm really "wowing" myself and shrinking my profit.

You offer him 200k. 100k down, and he can carry 100k in second position with $1,000/mo payments until paid (read no mention of interest).You get a hard money lender to loan you 200k at 12% with 4 points at 12-15% interest.

Investors are carrying the market right now with the majority being investors converting things into rentals (from what I've read).

The downspout most likely feeds into a drainage pipe that is supposed to carry the stormwater away from the foundation.

Although, they appeared to have a solid funding program up to $750K but I was turned off multiple times due to unprofessional behavior by some of staff and how they carried themselves.

Really a 10% discount isn't unreasonable if the seller is paying agents or dealing with carrying costs.  

Obvious choices aside, Hard/Private money, Seller Carry, wholesale, contract carry, Investor cash...What are some of the most creative deals you guys have pulled off?

In Seattle, there are a number of retail stores and wholesalers that carry cabinets as well as granite/marble/quartz and other hardware items from China.
