The home is in very good shape, and I don't think it needs much more than carpet in a couple rooms, and some fresh paint - I'm expecting no more than $2000 in rehab and minor touch ups.

The home has new paint, new carpet, could use new cabinets at some point, and all new windows.

Set to close Oct 31st, here are the details (I am sure I will leave out a lot of details but this is the basics):Purchase Price: 53.5kRehab Cost: 13.5k (paint, carpet, redone hardwoods, new cabinets, tiled bath and shower, new light fixtures, garage door, new deck, new windows etc etc...this number includes re taxes as well ) I saved some money by doing a lot of the work myself..some painting, demo work, landscaping, etc.

One thing I did not mention is our flips have thus far been cosmetic rehabs--paint, carpet, appliances, light fixtures, landscaping, etc.

Maybe you can buy tile, cabinets, carpet, hardware, etc (finishing materials) to save $.Yes, you will need a survey done and then find out what is the maximum foundation and impreviuus surface should be, then choose a blue print that will fit these requirements.

Ive had a upper class psychologist 2 years ago bring in stray cats, and she was a hoarder (cat spray everywhere), then on the other end of the spectrum, 2 weeks ago, I had a tenant from one of my mobile homes (not to gross you out with details) leave me an steamy early Christmas present right on the carpet I laid in May.
