Ok,here in Southern California we enjoy Medium Grey exteriors with Creamy white trim and something bold for the front door like Crimson red or darker blue.Also beige with white trim is common.Interiors should be light and bright with lighter soft grey walls with white kitchen cabinets and grey counter tops.Sandy light beige with dark cabinets for homes with beige exteriors.Bathrooms can be more colorful with light yellows or sage green or even light blue with shower tiles and toilet lid covers to match( think Bed Bath and Beyond).

There are so many "flippers" currently in real estate that: 1. offer way too much on a deal (an therefore get the property) because they get caught up in the heat of the moment at an auction or multiple offer situation,2. proceed to paint the entire place themselves while simultaneously learning how to paint,3. buy the cheapest possible kitchen cabinets/bath vanity from home depot or worse dump a couple gallons of paint on the 40 year old existing cabinets and attempt to straighten out some drawers4. rip up the carpet and sand the hardwood (or softwood!)

That said, if the subject property needs a new roof, that is a necessity and not a “finish item” and while it does not necessarily add value to the eyes of a buyer, it is expected to be in good working order and not at the end of its life cycle so those decisions are easy.To reface or replace kitchen cabinets is an example of where you are having trouble and like I said, what your competition has should guide you the most.

The unit is in awful condition, likely because there are too many people living in the 2-bedroom unit (at least 3 adults and 4 children), and their lifestyle habits have caused them to break something almost weekly (shower mixing valve cartridge, rails, cabinets, stairs, etc.).

and I don't like the tall cabinet between the two bathroom lavatories (it looks clunky and confining).It sold quickly so I guess the buyer doesn't mind, but I wonder why you chose to do it this way.
