She's wanting to do a pre-sale listing to see if we get an interested buyer and they have their own appraisal done so then we'll know for sure.I am fine with this but my question is, why is she still focusing on the homes with the lower values with lower grade rehabs when there are enough homes with similar comps and similar rehabs to mine that we can stay focused on instead?

Section by section.Also any personal experiences on strategies used during closing would be great.So far I've learned about:What it means to sell "AS-IS" therefore stating the cost of repairs would be at the buyer's discretion.Also, including the cost of transfer on the seller and buyer, respectively (especially with PA's transfer tax law).I also understand getting both agreements notarized is wise.If there's anything else that I should be aware of, please let me know.Thank you in advance for all your insights!

If you get the property tied-up and don't like the due diligence, think of the hard deposit as a "Lease Option" payment and try to JV or assign the contract to another buyer in the area.
