Many of them are already flipping and buying burn outs.

@Edward Burns I suppose that's true, depending on where you work.

Small house, low rent, and low purchase price mean you probably will not get burned big (financially).

Robert,As I am just starting out myself, I make it a point every day to find stories like yours to help keep me focused and driven.Today as I was sitting at my desk doing my day job and feeling a bit burned out, I read your post and immediately felt inspired and excited again. 

Tenant accidentally burned the oven tray (the big tray/draw on the bottom of the oven).

They ask for forgiveness on late fees, or want/expect to be treated differently than our contract states.A few years ago I had a tenant ask me to waive late fees because she wanted to use her rent check to go to burning man.

And believe me their are those in the contracting bizz that know and understand that and will burn a non licensed contractor.

My initial thoughts were to either clear it and sell as acreage quick or put some mobile homes on it to rent out.
