We had to add plywood, use leveling compound, then a uncoupling mat (wanted to ensure the old wiggles wouldn't bother the tile) and grout and tile to get the correct height.

These tenants have been texting me terrible things since they advised they were moving out seeking rent paid back, they let their associates throw rocks at the house (shown on Ring Doorbell) and have threatened to send family over to bother me and cause issues (the cops say the person the tenant is referring to is a known problem in the area). 

The theory I heard is, if the PM does a good job, normally the landlord wouldn't bother to switch the PM company, so they shouldn't worry about the early termination.

It has been something I often fantasized about since I was a kid but never knew how about getting started and never really bothered to look into it until recently.

These people are living in a manor that is attracting pests, it's annoying the neighbors, and it's going to destroy your property.I wouldn't even bother written warnings or the opportunity to correct the problem.

No refund at all even though he registered the complaint the 2nd day of the stay.....Why do some people bother being hosts?

If the foundation piers are along the edges...then your foundation company can install those without bothering the tenant.  

I have the most awesome real estate agent, but I can't bother her every time I have a question lol.
