What type of properties are you looking into?

I've struggled to find deals where a positive cash-on-cash return would be possible or even breakeven.Expert advice neededI am curious to hear from other investors what types of house hacking strategies has worked in Hawaii (or similar markets). 

CA for instance has hundreds of thousands of paper lots that were created between about 1900 and 1935. these paper lots get sold at tax sale all the time and its where a lot of the land geek type of players toil. 

Depends on loan type and will vary lender to lender too (especially when comparing retail and broker), not all have the same margins.

Cash if speed/condition/asset type get you a better discount.Mortgage if vanilla and doesn't benefit your acquisition price.  

I am leading a course on community owned real estate and trying to show some examples of how people have succesfully acquired these types of real estate (ideally in groups!)
