I could literally smell the money! 

This smells awfully fishy.

Like revenge body skinny.

You'd look for folks who are downsizing, who may have lost spouses, but are still able bodied.

However, I haven't been there in 6 months and now co-workers and the handyman are telling me that she has 5 pets (agreement was for 2), there's significant damage (doors torn apart,etc) and a bad smell. 

I'm smelling what you're stepping in.

As close to the road as that is it would be visible so a building inspector (or busy body neighbor) could easily turn you in for violating building code and then you'd be forced to remove it at your cost.

I am currently still looking into that but was wondering if anyone had any trouble with a similar issue or any problems filling units/ getting market rate rents due to proximity to a gas station (smell, noise, traffic etc.)

Worse yet (for my property) they’ve been smoking in the house as is apparent from the faint smell, and the ash tray I had to step over, and the battery taken out of one of the smoke alarms.

Do you know that the units are clean and don't smell like cat pee or trash everywhere or a floating unflushed huge turd in the toilet or that they have the heat on & no homeless vagrant in the lobby etc or other things that might really turn someone off?
