Hello,I have money for one deal but can’t decide what is better, a duplex/triplex out of state (Maine probably) or rent my current primary residence, upgrade, rinse and repeat. 

It IS much better to do than have it sit there in my 401k though, so I'm definitely going to give it a try

If it's a condo rental in core/tourist areas of Miami, I'd say September would be better from our experience.

If the rents end up being taxable in the organization, they'll actually be subject to maximum income tax rates very quickly - much faster than if you just did this personally.There are groups now starting with "socially responsible" investing - effectively a standard partnership/syndicate that is "investing for good" - that would likely be a better structure to avoid 501(c)(3) headaches in a for profit venture.  

If the copper makes you feel better then use it, plumbers in my area pipe their own houses in pex and only care for copper because they make more on material upcharge and labor to install.As a side note- acidic water breaks down copper, which ingesting can cause health issues, and can cause pinholes in copper piping.

We also use AppFolio and we also have it integrated with a lot of other software that has allowed us to provide even better service.

I didn't do an exhaustive search, so this location is just an example.I'm considering either Reno or Las Vegas, but Las Vegas looks like a better location for this, since it has more direct flights to other international airports, and has more visitors to generate STR income.

This also leads owners to ASSUME simpler is better when it comes to management contracts.
