I would suggest you look at crowdfunding opportunities...I can't seem to understand the attraction to the crowd funding platform.

In this area the jersey Shore is only the islands like Cape may wild wood avalon ( million dollar just for a lot) stone harber sea isle.

They keep saying they can't insure the property for less than $1 Million or so in coverage, but the ARV on these properties is closer to 400-450k.  

This could be my "newbie" showing (haven't done a deal yet, but analyzed what feels like a million), it seems to me that the numbers work initially.

What pay structure would be fair to me yet attractive get a broker to come join me

You could have a million dollar house next within a block of a four hundred thousand dollar house.

There are a million combinations of methods to get from A to B and they can be tailored to fit most anyone.Best of luck!

Still deals to be had but also people way overpaying.My friends that have millions to tens of millions are cautiously investing right now and buying only when the numbers are right and then growing liquid money waiting for the next downturn.
