Would it not be better to roll the $150k into a self-directed IRA , buy a house for $140ish,  put the rent back into the IRA and then withdraw an amount from the IRA to add to my three other  rental incomes?

I think the learning curve is pretty steep on the first property and its better to take it slow, manage it well, implement systems to "perfect" the first one so that its easily scalable to a lot of others.
