Would it not be better to roll the $150k into a self-directed IRA , buy a house for $140ish,  put the rent back into the IRA and then withdraw an amount from the IRA to add to my three other  rental incomes?

Fairly slow but I have factored for it in my holding cost.

I think the learning curve is pretty steep on the first property and its better to take it slow, manage it well, implement systems to "perfect" the first one so that its easily scalable to a lot of others.

@Michael EvansHI MIchaelI have been calling for the demise, or at least slow down of multifamily for some time, and I've been wrong.  

I can select a % mix of stocks to bonds for the account and my expected time range for withdrawal. 

Hi, As  I feel like the market for multifamily in North NJ is so competitive that  my chance of getting a good one is so slow, I was told by my uncle to look in to in -law suit instead. 

Moving there to do a slow brrrr or live in flip and renting out my unit in my first deal, a house hacked 2 family in East Somerville. 

I am seeing a slow down (not a freeze) in those markets.

My perception always was the McKinley Heights was very slow to move and gentrify since it was kind of its own little island. 

I will take it slow and make sure that the numbers work for me as I pile up the cash.
