It is labor intensive and if you are not experienced you have to do your due dilligence and monitor the quality of the work you are receiving. 

It's a great city, just over-loved w/ non enough infrastructure investment to support the growth.

For one, I've done more of these deals than you have and I have infrastructure and resources in place to help you screen & manage your resident.

Check other ads in your neighborhood to see what their renal rate is and to monitor how long those ads are listed before they rent. 

But on the other hand, this city could use more investment in its housing infrastructure... so please come invest!
