If it states roof, foundation, or C A/H, you can use $15/sq.ft. to $20/sq.ft. for those properties needing moderate to major repairs, depending on how bad it looks in the pictures.I wouldn't spend any time actually going to view properties on the MLS until after you've got them under contract.

From having all the copper ripped out of the walls to a bio-hazard in dog feces to major structural problems (previous fire, then water damage, and foundation damage) there were tons of them that I wouldn't take no matter how cheap they were.
