If it states roof, foundation, or C A/H, you can use $15/sq.ft. to $20/sq.ft. for those properties needing moderate to major repairs, depending on how bad it looks in the pictures.I wouldn't spend any time actually going to view properties on the MLS until after you've got them under contract.
