Think about your loan app fees, etc for your market.

So it's a fee if you sell the contract or a flip if you close on it.

There are no travel expenses or property management fees.

if its all your money and risk. then the 50 /50 split is not warranted at this level.I would want a better split for sure.. something like Hey we pay you set fee and a bonus but no way 5050 at least for me

in our market we had house never had updates since 1958 and they sold way higher than ARV so you never know  That's called original architecture. 

Our lease was old and had attorney fee's provisions clause which made the case too risky to go to court regardless if we were in the right.

This eliminates the need for a tear off and the expensive labor and disposal fees for that.

Easiest way to ripoff an OOS investor is to sell them a Class D rental with a S8 tenant that was enticed with no app fee, no security deposit and really no screening.
