I am far from being an expert in the DC market, but I'd expect cash flowing opportunities out there to be few and far between at this point in the cycle.Have you considered syndicated deals, if you're going the passive route?

I’m no expert but on a MTM lease vs 12 month lease, evicting someone would take the same amount of time.

If you hit the ltv before the wait time you still have to wait.I am not an FHA expert but I do not think you can get around this without retiring the debt early.

We want to get a long term lease with the tenant, is there any strategies you experts can share when negotiating the lease with them?

I suggest a Real Estate Attorney, an Accountant, and any business experts in your area.Take the time to develop a well thought business model and plan for wholesaling properties.

I'm no expert- but I like many, many things you did:justifying your offer with comps (good reasons help the seller accept less than asking- they may not know where the market is at- especially with a new listing agent...your willingness to walk away, if needed (have a nice day, k-bye!!!).
