Assuming the cabinets are nice and that these pics aren't making them look better than they are - I would keep the red cabinets and lose the black-and-white floor and trim.  

I.e. a place where a potential customer can put there information.  

So you may have a gutted bathroom, missing electrical panel, rotten floors, water damaged cabinets, and on and on and on.  

When it comes to SFH and our customers its all over the map.

When you find a property you're interested in, the property record will show the owner's name and the address on file.I believe companies that build mailing lists simply scrape this data from various websites and sell the data to customers.

The kitchen cabinet staining I would need to see first to make sure it is doable.

I tile my kit and baths, and sometimes upgrade my cabinets if I thing I can raise the rent a few bucks or rent it faster (less vacant time)NOW you can hold the PM accountable if they can not reach their potential rent goals and you can get a good team player to boot-
