I also only did it with people I knew which is hard if no owner occupied (mine was owner occupied). 

@Sal Grimaldi are you referring to owner-financing where the seller carries the note on the property? 

It is for sale by owner, but my realtor told me that the owner has an existing wrap loan on it.

Ask to speak with some of their current owners and current/former tenants.

@Nat Rojas pretty decent project timeline.Every owner wants their PMC to turn a property around faster, so they get a new tenant ASAP.The challenge is reality.We've do our best to do pre-MoveOut Evaluations, so we know what needs to be done. 

There are definitely more owner-occ, seller carry rules now, but I think you'd be ok if you run them through an RMLO and do 3 or less per year.
