she did't say what she put down but owes 35k out of the 45k purchase, so lets assume it's 5k down and she makes 550 a month that's 11% return per month or little over 130% for the year. it all depends on their situation and what they can find out there. and i do like @Sam Ally answer for them too.

I don't know anything about the American real estate market, but in Israel real estate is one of the best investments as we are a small country and rent here can be pretty expensive - and still 10% return a year is considered a good return - but 50%?
