Owning property as an LLC is usually to shield you but since most crowdfunding deals are already LLC you are already covered unless of course you're trying to add more layers of obscurity so more difficult to trace back to you for whatever reason ;).

So 16-18 days police notices usually have to be on the door prior to 4pm for that to count as a day.

I would normally put their T12 income over our  yr 1 expenses, but that would likely be a negative cap rate.

Tax liens, pre foreclosures with equity, absentee owners, properties that havent been sold in a long time, property in probate, reaching out to the beneficiaries or successor trustees of property put into trusts when the trustee dies, befriending a divorce attorney and asking them for leads, looking through the registry for loan modifications usually these people still cannot keep up with their mortgage.

Example: 6 months X $2000 Rent = $12,000 That is $12,000 you will be negative that the calculator doesn't account for.I do know that the calculator is in BETA and there is a warning about that but I just wanted to let everyone know that the tool should not be used without this consideration.  

I usually take paper applications first and then do the credit checks only if the references and such pass. 

Cash buyers are getting deals today because they can close quicker usually.
