While I realize I still have a ton to learn, one thing immediately became clear to me once I started diving into RE investing and realizing it’s possible for me, that is -- NEVER pay RETAIL for property.

Continue to educate people and realize some folks take a little longer to get it and some just never will....

This made sense from a liability viewpoint, but I realized the loan would be now considered commercial and rates would be much higher (about 0.5 to 1.5 more depending on property).
