Also keep in mind that if you are looking to BRRRR these properties that there should be a decent amount of need for rents in the areas you're working.I do offer BRRRR loans for the rehab and refi's as well so if you did want to see examples of what pricing and required liquidity may look like at different exp levels I'd be happy to help however I can.

You have the area experience and data to help you, but courthouse steps auctions are blind bidding (other than what you can find through the windows), all cash, 10 percent down at the time of close, and not always clear on all of the liens associated with the house (tax liens, HOA liens, utility liens, etc.). 

I wanted to rent out our previous home and get another property that we could afford, and that would essentially pay for itself via house-hacking - Searching through that lens as my goal helped me be creative to make the deal happen, and it kept me on track rather than being persuaded by any house on the market.
