Now, I don't know the full situation but she is a good tenant and doesn't bother for much honestly.

Sticky situation. 

While my dad and I own a property in 32206 (it was a weird situation) I would not buy in 06, 08, or 09.

This being our first rental, we are unsure of wether to let her leave and hand the keys back by the end of the month to avoid the time, money, resources, stress and take the loss or to go after her.

Due to my family having stressed packed schedules, the process of finding these properties has fallen on my shoulders.

So.. this seems like a situation where an llc would be beneficial.

I'd expect them to look at my financial situation and assets to gauge my ability to make this type of transaction, don't you think?

In my situation, it simply would not be worth the additional hassle.  

I would be tempted to give my 7 year tenants a parting gift card to a restaurant to enjoy during their stressful move.

Just wanting some feed back to my particular situation.
