Make sure you can trust your contractors and professionals before venturing into multiple properties to help the deal run as smooth as possible.

It's all running smoothly now (helps to screen well and set expectations with tenants :-) ) And we have some trades to call upon for repairs.

At the beginning, I was unlucky because I had more repairs and vacancies than expected, but now, I have several houses and things are running smoothly.

My work is to ensure we collect all the data we need for FEMA to avoid time delays, put together engineering exhibits to make FEMAs job easy to affirm the petition, walk our clients through that whole process, use the legal language when needed to convince lenders and insurance carriers, and make sure the process is smooth. 

It was smooth sailing and we never had an issue :)

You will hit bumps in the road, it is not a smooth journey, and if you hit a bump in the road while all your capital is invested, the bump can totally derail the entire journey.
