In current market cycle, specially in Austin, lot of sellers are asking artificially high prices thinking some "novice" buyer or some impatient investor will buy at their prices.In Austin, buying in current frothy market w/o much +ve cash-flow and then after few years a large Capex can tank your few years of profit and lost opportunity in-between.You "have to" stick to your numbers that you are comfortable with.

If I go to a bank I can expect my lender to be at least at the same level of sophistication and under regulatory requirements that my or a bank would be subject to, that's why I deal with banks and not loan sharks on a street corner.
