Hence, here're some steps for you to determine the plan of action:1) Decide on the asset class you'd like to pursue2) Check the local market to see if it makes sense to buy locally3) Go OOS (out of state)4) When going OOS look at demographics, local economy, major employers in the area, supply/demand for your selected asset class, infrastructure, population growth.

You just do not hear about them, and likely will not hire them as they are good enough to be selective about who they work for and often will only work as a sub for a general contractor.Sometimes they are green and can not estimate the level of effort for a job and sink themselves financially on jobs.

We work with other investors and I know they also seem to be selective about where they have quake insurance - $200/year is not a big impact on cash flow, but $2000/year gives one second thoughts.
