@Sean D,I've networked with a few local rehabbers to get estimates at cost per square foot for repairs. 

Find the 3 most similar sold properties, average the price per square foot and apply to your subject property.What area are you looking to analyze?

But I know nothing's better than actually setting foot in a neighborhood.

@Jerid Meagan That's a very interesting statistic, and any way you slice it, landlords are definitely left footing most of the bill for unpaid rent, which is tough.

A good tip is to screen your area based on cost per square foot.

Here’s what I’ve come up with...1) just repair the floor so it is safe and usable. 2) repair the floor, refinish the walls with drywall (currently are weathered old beadboard and sheet metal flashing around the windows), replace drafty storm windows with double pane windows and add an exterior door making it a much warmer, insulated 3 season porch but not technically/legally interior space. 3) pull permits and fix the footings, make it legitimate square footage to the house, put the half bath and a sweet entryway/mud room that opens up to the kitchen/dining area.

I know Rent Manager is more robust (also more costly) and adds the capability to collect cash payments at local retailers that participate.
