I have enough in savings to pay for it but I keep asking myself should i just sell it and get it off my plate and lose the low interest rate or bite the bullet and do a big rehab and continue renting it out.

The land has two structures on it I would like to use as rentals, a small 400 square foot pole barn that I would like to turn into a studio loft apartment and an 800 square foot cabin that some needs work before being able to rent.

I too bought a house to rent and a month later ( tenant occupied) was out of 5 grand replacing the main sewer line.

In my experience, when you rent by the room with shared common spaces, you end up with lower quality tenants and higher vacancy in the long run.

My question is: if other people place another bid, would I see the price increase when I try to make a bid?

My lease states that if a tenant breaks the lease and moves out early, they must pay a penalty equal to two months' rent.

Wasnt planning on raising the rent, but with last minute things now Im deciding to raise the rent.

Hi @Maurice Giro it sounds like you would like to get into real estate investing, but you would like to be more passive than active.Just keep in mind that the more active you are, the higher returns you get, and generally speaking, the more passive you are the lower returns you getThere is a hybrid model where you can learn how to find deals that are under market value, build a team that will help you purchase and rehab and rent out the property, and then have someone help you manage it.
