@Aaron H. thank you for you answer the tricky part about Virginia Beach is one home could be worth $1m in one  neighborhood and then 250k in another this part of the city is just now up and coming and I just wanna make sure I do my renovations in standard with the arv I don’t want to dump 80k in a Reno that’s not going to pay off but I also don’t want to miss out on a big opportunity.

Even if your renovation takes longer that 60 days, do you have to move in before they are complete?

Your stated $10k expenses don’t include renovations or repairs and you’re going to have a ton of that after you evict all the deadbeats that you can’t coax onto a viable payment plan. 

Can I renovate this area to a studio apartment and rent it to a seperate tenant.

My sister shops there for her renovations.

Flipping is more appealing to me because I enjoy the process of renovating homes.

For example, right now I am renovating a 20-unit apartment complex...we are pulling out a lot of old appliances and I want to donate for the tax write offs.

The owner is an investor that has started to renovate and now wants to sell it - open to seller financing.
