I would recommend you find the exact wording that makes the existing home not eligible to STR.  

I typically recommend my clients allow me to set up a Trust for their family.

But, again, I tend to reply on the PMs suggestion as they have likely worked with multiple vendors in the past and will recommend a reliable one that does quality work.

I'd highly recommend looking at going to the Investor lab events or join the local REI.

I would recommend saving up more or working with another experienced investor to make sure you have 6 months reserves, 25% down + Closing.
